Water Damage Restoration Services

IICRC certified extraction, drying, mold remediation, and insurance documentation — Peoria, IL & surrounding areas

First Response

Water Extraction

Extraction is the first and most critical step. We use truck-mounted extraction units capable of removing thousands of gallons per hour. For Peoria's older homes with finished basements, we often encounter water trapped under hardwood flooring, in subfloor OSB, and in wall cavities. After extraction, thermal imaging cameras locate hidden moisture before drying equipment is placed.

What We Use

  • Truck-mounted extraction units
  • Portable extractors for difficult access
  • Hardwood floor mat extraction systems
  • Thermal imaging cameras
  • Professional moisture meters

What Gets Extracted

  • Standing water
  • Water in carpet and pad
  • Surface water on hard floors
  • Water in subfloor materials
  • Water in wall cavities (via access points)

What Happens Next

  • Thermal imaging sweep for hidden moisture
  • Decision: what can be dried vs what must be removed
  • Setup of structural drying equipment
  • Moisture readings documented for insurance

Structural Drying

After extraction, the structure must be dried to IICRC S500 standard moisture levels before any rebuild work begins. Industrial dehumidifiers are placed based on psychrometric calculations. We take moisture readings every 24 hours at documented measurement points. This daily moisture log is critical for your insurance claim. In Peoria's climate, where summer humidity can slow drying and winter cold affects equipment performance, proper equipment sizing matters.

Equipment Used

  • LGR (low-grain refrigerant) dehumidifiers
  • High-velocity air movers
  • Injectidry wall cavity drying systems
  • Floor drying mats
  • Desiccant dehumidifiers (severe cases)

Monitoring & Documentation

  • Daily moisture readings at mapped points
  • Psychrometric data logged daily
  • Progress photos for insurance
  • Drying complete when materials reach target MC
  • Drying report provided at completion

Typical Timeline

  • Category 1 (clean water): 3–5 days
  • Category 2 (gray water): 4–7 days
  • Category 3 (black water): requires demolition first
  • Hardwood floors: 7–14 days (if salvageable)
  • Crawlspace: 5–10 days

Frozen & Burst Pipe Response

Peoria winters regularly drop below zero — and when temperatures swing rapidly from sub-zero to above freezing within 24 hours, pipes in exterior walls, garages, crawlspaces, and unheated areas fail. A single burst pipe can release hundreds of gallons of water before the homeowner discovers it. January and February are peak burst pipe months in Central Illinois.

Older homes in Peoria Heights, Chillicothe, and other established neighborhoods often have supply pipes in exterior walls where insulation has settled or is absent. We respond same-day to burst pipe emergencies regardless of weather conditions.

Common Burst Pipe Locations

  • Exterior wall supply lines
  • Pipes in unheated garages
  • Crawlspace pipes near vents
  • Pipes in unheated additions
  • Hose bibs and outdoor supply lines

What We Do

  • Rapid water extraction
  • Thermal imaging for hidden moisture
  • Structural drying of affected materials
  • Moisture log for insurance claim
  • Coordination with plumber for pipe repair

While Waiting for Us

  • Locate and shut off main water supply
  • Turn off electricity in affected areas
  • Do not use a regular vacuum for standing water
  • Call your insurance carrier to open a claim
  • Document damage with photos before cleanup
Category 3 — Black Water Protocol

Sewage Cleanup & Contaminated Water Remediation

Sewage backup, toilet overflow, and floodwater from outside the structure are classified as Category 3 (black water) under the IICRC S500 standard. Category 3 water contains pathogens — it cannot be dried in place. Contaminated porous materials must be removed.

Note on Illinois homeowners insurance: standard policies often exclude sewer backup unless you have a sewer/water backup rider. We document the Category 3 designation and scope clearly for your adjuster.

Category 3 Sources

  • Sewage backup through floor drains or toilets
  • Floodwater from outside the structure
  • Groundwater intrusion through foundation
  • Category 1/2 water left untreated 72+ hours

Materials That Must Be Removed

  • Drywall that contacted Category 3 water
  • Carpet and pad
  • Insulation
  • Flooring with porous backing
  • Any organic material that cannot be disinfected

Our Protocol

  • Containment and PPE
  • Removal of Category 3 materials
  • EPA-registered disinfectant application
  • HEPA air scrubbing
  • Structural drying of remaining materials
  • Documentation for insurance or self-pay

Mold Remediation

Mold can begin growing on wet organic materials within 24–48 hours under typical indoor conditions. In Peoria's humid summers, mold can establish quickly in water-damaged areas that weren't properly dried. If water damage went undetected — inside a wall, under flooring, in a crawlspace — mold growth is a common result months later.

Remediation involves containment, removal of mold-contaminated materials, HEPA vacuuming, antimicrobial treatment, and air scrubbing with HEPA filtration. Independent clearance testing by a certified industrial hygienist can confirm remediation is complete.

Signs You May Have Mold

  • Musty odor in a specific area
  • Past water damage not professionally dried
  • Visible discoloration on drywall or wood
  • Water stain that was dried out with fans
  • Persistent musty smell after basement flooding

Remediation Protocol

  • Assessment and scope development
  • Containment (negative air pressure)
  • Removal of mold-contaminated materials
  • HEPA vacuuming of structural surfaces
  • Antimicrobial treatment
  • Air scrubbing with HEPA filtration

Insurance & Mold

  • Mold from a covered water event may be covered
  • Pre-existing mold is typically excluded
  • Mold from gradual leaks often excluded
  • We document the mold's origin for your adjuster
  • Clearance testing available on request

Insurance Claim Assistance

Most homeowners insurance covers sudden and accidental water damage — a burst pipe, appliance failure, or sudden roof leak. Ground flooding from outside typically requires a separate flood insurance policy (NFIP or private). Sewer backup requires a specific endorsement on most Illinois policies.

We work with all major Illinois carriers including State Farm, Country Financial, Pekin Insurance (headquartered in nearby Pekin, IL), USAA, Allstate, Farmers, and others. Our documentation package includes daily moisture readings, before/during/after photography, and Xactimate-format scope of work.

What We Provide

  • Daily moisture reading logs
  • Before, during, and after photos
  • Xactimate-compatible scope of work
  • Equipment inventory and placement logs
  • Completed drying report
  • Direct communication with your adjuster

Typically Covered (IL Policies)

  • Burst or frozen pipe
  • Appliance failure (sudden)
  • Sudden roof leak from storm
  • Accidental overflow (tub, sink)
  • Ice dam water intrusion (varies by policy)

Often Excluded

  • Gradual leaks / maintenance issues
  • Ground flooding (without flood policy)
  • Sewer backup (without endorsement)
  • Mold from pre-existing conditions
  • Illinois River overbank flooding (NFIP)
